We offer our clients a simple and reliable way to make an extra income while taking care of their properties.

Here is our step-by-step process:

ADDING PROPERTIES TO OUR PORTFOLIO

Interested clients with properties in locations in the Playa Negra area.  Once we accept a property into our portfolio, our Inspector will perform an assessment to see what items need to be taken care of in order for the property to be in optimum condition.

MARKETING AND ADVERTISING

Once the property is in optimum condition, and you wish to rent the property, we will arrange for a professional photoshoot to take place, and create an accurate description of the property to create marketing materials, flyers, and signage, to attract potential tenants.  We also use several online applications.

TENANT SCREENING

Depending on the type of rental (short-term or long-term) we take measures to ensure we only get tenants that are qualified and suitable for the property.

LEASE AGREEMENTS

Our office is quipped with professional Lease Agreement Contracts which abide by Costa Rican Law, which can be used for long term rentals; which include rent payment, security deposit, and move-in date.

CHECK IN

We take care of all coordination’s with the tenants including collecting the security deposit and rent, providing keys to the tenant, providing a list of rules of the property, and conducting a walkthrough of the property.

RENT
COLLECTION

We collect all the rent payments from tenants and handle any late payments or issues related to rent collection.

PROPERTY MAINTENANCE AND REPAIRS

During the time a property is under our care, we are responsible for maintaining the property (including addressing any repairs or maintenance issues that arise). This may include coordinating with contractors or service providers.

TENANT RELATIONS

We are responsible for handling tenant complaints, addressing any concerns, and maintaining positive relationships with tenants.

CHECK OUT

If it’s a long-term rental, we manage the lease renewal process and prepare for lease terminations, which include conducting move-out inspections and handling security deposit refunds. If it’s a short-term rental, we take care of conducting Check-out inspections and cleaning.

FINANCIAL MANAGEMENT

We take care of managing the property's finances, including paying property-related bills, managing expenses, maintaining financial records, and paying on time to our clients.
